Unfortunately, I think the only way to manage that involves special cat doors that take signals from collars. And installing one of those is…outside the scope of my lease.
We have one of those installed on the bedroom in a way that did not involve actually cutting into the door or wall (it's a setup that's extremely typical of scruloose ^_^), but I don't know how feasible it would be to replicate. Basically it's a tall piece of...probably plywood?...that's about the width of the sensor-equipped cat door, which the cat door is set in. Then that piece of let's-say-plywood is secured between the room's door and the doorframe, so that the door is technically always open as wide as that piece of plywood, which has a latch in it so that the room can be properly closed.
(And then there's a whole setup with fans to get some air circulation in the bedroom, since the heat pump is in the hallway...)
So I'm not particularly recommending it, just noting that it can technically be done. I should've realized I couldn't just explain in one short sentence, though.
